Pengidap Asma

Ketika kanak-kanak, Sarah (bukan nama sebenar) mempunyai asma.

Institut Kesihatan Nasional AS memberikan petua-petua berikut:

Landscaping on a budget

Your garden is the first thing that greets you when you get home each day. It lets you connect with Mother Nature in the privacy of your abode, helping you unwind after a long day at work. Plants and flowers also help reduce noise and pollution.

While it makes sense why one should create a lovely garden, it is difficult to determine how much one should spend. Some landscape consultants recommend that 10% of the property’s value should be spent on this area.

If you want to give your garden a facelift on a budget, here’s how:

Prepare a plan
First, come up with a landscaping plan. Write down items that you would like to include in your garden. Landscaping can be “soft” or “hard”. Soft landscaping refers to plants and flowers, while hard landscaping includes pergola and water features. Depending on what you want and how big your garden is, what you spend on landscaping varies greatly. Soft landscaping is usually cheaper. You can just buy the plants and arrange them in your garden.

In short, a good plan should let you look ahead and know what you want to include in your garden.

Start with the basics
A basic 10ft x 30ft to beautify – RM450 for turfing, RM800 for tree planting, RM2,500 for a water feature or pod, RM1,500 for pergola, RM250 for a garden bench, RM150 for stepping stones and RM250 for a garden light.

If you do not have the budget yet for a more lavish version, start with the essential first. An initial effort such as basic grass will do. You can refer to your plan and carry out your work in stages. Let’s say you only have RM450 for your landscaping budget at this moment. You can start with lawn planting. When you have RM2,500 two months later, you can look at other parts of your garden, such as installing a pond.

Simpler measures such as buying and arranging plants in your garden are also a good start. Even a well-placed RM3.50 plant can alter the landscape.

Get very involved in your garden
Things cost less when you choose to do it yourself. Landscaping is no exception. Instead of paying professional landscape architects for their ideas and relying on them to source for the contractor and materials, you should do it yourself.

If you want plants, source it from Sungai Buloh, which is the best place to get cheap and good quality plants. You can also look for a landscape contractor on your own, which cuts out the middleman’s fee.

Look for less expensive alternatives. It is possible for cheaper materials to enhance your garden. It depends on what you classify as quality. You can replace one material with a less expensive one and still achieve a very good result. The important thing is to be creative.

Material vary in prices, so if you’re on a tight budget, you can choose the less expensive alternative. For example, if you’re thinking of doing a pergola, you can choose resak over chengal. Both are Malaysian hardwood but the price of chengal is double of that or resak.

Aside from cutting  costs, your participation can bring a unique quality to your garden. If you need inspiration, help is aplenty, from landscape magazines, books and the Internet. You may also need to know your plants. For instance, some plants need plenty of sunshine while others need to be kept in the shade. You can learn all this from the Internet.

Waspada Suplemen Herba

Dapatkan rawatan awal doktor jika mengalami ED.

GERD - Pedih Ulu Hati

Biasanya sfinkter esofagus bahagian bawah (LES) terasa ketat.

Segera dapatkan rawatan perubatan jika mengalami muntah teruk.

Metabolik Tinggi Langsingkan Badan

Pesakit obes mesti memahami proses metabolik.

Rawatan meningkatkan metabolisme memerlukan komitmen tinggi.

Asplenium nidus - Pokok Langsuir

Safety In The Rear View Camera

By Homer Ashburn

Rear view cameras – or backup cameras as they’re known in the US – are currently standard on some 204 models there (although mostly in trucks and high-end cars) and that plans are in place to get a law passed to make them compulsory in all cars by 2014.

This initiative by the US Department of Transportation is to ensure that the number of young children being hit by reversing vehicles – about 50 a week get runover with 70% of such cases being incidences of parents running down their own kids – will fall once such cameras are installed.

There are apparently a few types of back-up cameras; these range from the ones fitted to large trailers or motor-homes to one fitted onboard a car with the images displayed on the in-dash LCD monitor or external after-market GPS unit.

There’s just one problem; while such cameras do serve an important function – saving lives, minimizing potential damages to your car/the car you back into – they aren’t exactly the sort of rear viewing replacement for the tried and tested rear view mirror.

They serve, instead, as an extra safety precaution to wshow the driver potential obstacles and approaching walls (and another car’s bumper). As a camera to view fast approaching cars coming from the rear, they are not that useful.

The rear-view mirror, invented in 1914, it would seem, is still here to stay. But there is hope. Pioneer has launched what it calls the “augmented reality” sat nav, the AVIC-VH09CS, a double-DIN head unit that is essentially a GPS unit th
at can concurrently display realtime video images.

Being a Pioneer invention, it also plays CDs, DVDs, information on USB sticks and can even handle Bluetooth streaming.

They are calling the AVIC-VH09CS a “big leap forward in in-car navigation” because, thanks to its onboard forward looking camera, this sat nav van show the driver the real-time movement of other cars in front of them, the actual layout of the lanes and even give the right directions to go by superimposing the graphic information on the real-rtime video that the driver is viewing.

It even has the ability, apparently, of allowing the driver to change the “look” of the vehicles in front of them.Upset that you’re behind a garbage ruck? One flick of a touch screen and that offending vehicle becomes a supercar.

Of course, there is one problem with the AVIC-VH09CS, there’s no information available about whether it can look backwards as well instead of only just what’s in front of you. It also costs the most important bit – it’s only available in Japan.

For the rear-view video, you have to look for a vehicle that comes with a Valeo Vision Systems multi-camera system.

First equipped on a BMW 7 Series in 2009, this Irish piece of technological wonder allowed drivers using this system to see both what was in front of them while they were driving and what was behind them when they parallel-parked.

Fast-forward a few years later and an updated version found in a Range Rover was able to show the driver to select up to five views from their in-dash LCD monitor that includes rear video.

The Valeo on-board that Range Rover was able to show the driver the view from the rear and also allowed him to select the angle of the camera. It even allowed the driver to zoom in/out the image on display.

The Range Rover costs between RM658,888 and RM728,888. At such prices, such derams for many of us will remain just that, dreams.

Back to the humble rear view mirror then.

Take Care Of The Heart

serenemaklong.blogspot.com

A chat with Dr.Devi Shetty, Narayana Hrudayalaya (Heart Specialist) Bangalore was arranged by WIPRO for its employees.

The transcript of the chat is given below. Useful for everyone.

Qn: What are the thumb rules for a layman to take care of his heart?

Ans:
1. Diet - Less of carbohydrate, more of protein, less oil
2.. Exercise - Half an hour's walk, at least five days a week; avoid lifts and avoid sitting for a longtime
3. Quit smoking
4. Control weight
5. Control blood pressure and sugar

Qn: Is eating non-veg food (fish) good for the heart?

Ans: No

Qn: It's still a grave shock to hear that some apparently healthy person  gets a cardiac arrest. How do we understand it in perspective?

Ans: This is called silent attack; that is why we recommend everyone past the age of 30 to undergo routine health checkups.

Qn: Are heart diseases hereditary?

Ans: Yes

Qn: What are the ways in which the heart is stressed? What practices do you suggest to de-stress?

Ans: Change your attitude towards life. Do not look for perfection in everything in life.

Qn: Is walking better than jogging or is more intensive exercise required to keep a healthy heart?

Ans: Walking is better than jogging since jogging leads to early fatigue and injury to joints

Qn: You have done so much for the poor and needy. What has inspired you to do so?

Ans: Mother Theresa , who was my patient

Qn: Can people with low blood pressure suffer heart diseases?

Ans: Extremely rare

Qn: Does cholesterol accumulates right from an early age
(I'm currently only 22) or do you have to worry about it only after you are above 30 years of age?

Ans: Cholesterol accumulates from childhood.

Qn: How do irregular eating habits affect the heart ?

Ans: You tend to eat junk food when the habits are irregular and your body's enzyme release for digestion gets confused.

Qn: How can I control cholesterol content without using medicines?

Ans: Control diet, walk and eat walnut.

Qn: Can yoga prevent heart ailments?

Ans: Yoga helps.

Qn: Which is the best and worst food for the heart?

Ans: Fruits and vegetables are the best and the worst is oil.

Qn: Which oil is better - groundnut, sunflower, olive?

Ans: All oils are bad .

Qn: What is the routine checkup one should go through? Is there any specific test?

Ans: Routine blood test to ensure sugar, cholesterol is ok. Check BP, Treadmill test after an echo.

Qn: What are the first aid steps to be taken on a heart attack?

Ans: Help the person into a sleeping position , place an aspirin tablet under the tongue with a sorbitrate tablet if available, and rush him to a coronary care unit since the maximum casualty takes place within the first hour.

Qn: How do you differentiate between pain caused by a heart attack and that caused due to gastric trouble?

Ans: Extremely difficult without ECG.

Qn: What is the main cause of a steep increase in heart problems amongst youngsters? I see people of about 30-40 yrs of age having heart attacks and serious heart problems.

Ans: Increased awareness has increased incidents. Also, sedentary lifestyles, smoking, junk food, lack of exercise in a country where people are genetically three times more vulnerable for heart attacks than Europeans and Americans.

Qn: Is it possible for a person to have BP outside the normal range of 120/80 and yet be perfectly healthy?

Ans: Yes.

Qn: Marriages within close relatives can lead to heart problems for the child. Is it true?

Ans : Yes, co-sanguinity leads to congenital abnormalities and you may not have a software engineer as a child

Qn: Many of us have an irregular daily routine and many a times we have to stay late nights in office. Does this affect our heart ? What precautions would you recommend?

Ans : When you are young, nature protects you against all these irregularities. However, as you grow older, respect the biological clock.

Qn: Will taking anti-hypertensive drugs cause some other complications (short / long term)?

Ans : Yes, most drugs have some side effects. However, modern anti-hypertensive drugs are extremely safe.
Qn: Will consuming more coffee/tea lead to heart attacks?

Ans : No.

Qn: Are asthma patients more prone to heart disease?

Ans : No.

Qn: How would you define junk food?

Ans : Fried food like Kentucky , McDonalds , samosas, and even masala dosas..

Qn: You mentioned that Indians are three times more vulnerable. What is the reason for this, as Europeans and Americans also eat a lot of junk food?

Ans: Every race is vulnerable to some disease and unfortunately, Indians are vulnerable for the most expensive disease.

Qn: Does consuming bananas help reduce hypertension?

Ans : No.

Qn: Can a person help himself during a heart attack (Because we see a lot of forwarded emails on this)?

Ans : Yes. Lie down comfortably and put an aspirin tablet of any description under the tongue and ask someone to take you to the nearest coronary care unit without any delay and do not wait for the ambulance since most of the time, the ambulance does not turn up.

Qn: Do, in any way, low white blood cells and low hemoglobin count lead to heart problems?

Ans : No. But it is ideal to have normal hemoglobin level to increase your exercise capacity.

Qn: Sometimes, due to the hectic schedule we are not able to exercise. So, does walking while doing daily chores at home or climbing the stairs in the house, work as a substitute for exercise?

Ans : Certainly. Avoid sitting continuously for more than half an hour and even the act of getting out of the chair and going to another chair and sitting helps a lot..

Qn: Is there a relation between heart problems and blood sugar?

Ans: Yes. A strong relationship since diabetics are more vulnerable to heart attacks than non-diabetics.

Qn: What are the things one needs to take care of after a heart operation?

Ans : Diet, exercise, drugs on time , Control cholesterol, BP, weight..

Qn: Are people working on night shifts more vulnerable to heart disease when compared to day shift workers?

Ans : No.

Qn: What are the modern anti-hypertensive drugs?

Ans : There are hundreds of drugs and your doctor will chose the right combination for your problem, but my suggestion is to avoid the drugs and go for natural ways of controlling blood pressure by walk, diet to
reduce weight and changing attitudes towards lifestyles.

Qn: Does dispirin or similar headache pills increase the risk of heart attacks?

Ans : No.

Qn: Why is the rate of heart attacks more in men than in women?

Ans : Nature protects women till the age of 45.

Qn: How can one keep the heart in a good condition?

Ans : Eat a healthy diet, avoid junk food, exercise everyday, do not smoke and, go for health checkup s if you are past the age of 30 (once in six
months recommended)

Bunga Raya

Property Investment

serenemaklong.blogspot.com

The smarter way for one to make money from properties is buying the properties and renting to your own company, You can get guaranteed rental income besides earning on the capital appreciation. In addition, you can legally turns most of your personal expenses into business deduction. For example, you drive a car that belongs to the company and arranges business meals, which can be reimbursed as entertainment expense from the company.

Rather than making big bucks as an individual, you just need these kinds of expenses to be paid by the company for you. Many of your expenses will not eat into your personal wealth and, at the same time, are tax-deductible for the business. You will be able to save your entire salary and in a few years you can achieve a personal net worth of RM1 million.

Juanita Chin and her husband Ignatius Shum bought properties and rent them to Japanese families. They receive a rental yield of 9% a year, and the property has appreciated by 30% to 40%. Over the 4 1/2 years since their venture into property investment, the couple has amassed 13 properties worth millions, eight of which were bought with zero or little money down.

The Chins read a lot of books and attended a many seminars just to improve knowledge on property investment and wealth accumulation. In fact, just one month after their first seminar, they did some calculations and knew that their property was a sure-buy. They  checked their returns and started negotiating. If they wait, they’d lose their courage, and, subsequently won’t take action.

They set their goals that they were going to own 10 properties by the time they reached 40. They reached the goal at 38. They believe in themselves very strongly, they never let their closest friends detract them from their goal.

If you have a beautiful house and do not mind having having people around, why not let it be used for a drama or movie shoot?

A quick survey of three local production houses shows that rental of property for a location shoot ranges from RM700 to RM5,000 a day, depending on the neighbourhood and type of property. Adam Yousof Mohamed Sinclair, a producer, advises property owners to ensure that a legal agreement is signed with the production house.

Ask to see the paperwork, even if it’s your family or friends. It is the producer’s job to lock in the location and handle paperwork within a week of the first meeting with the property owner.

Adam says accidents or mishaps can happen in your home but a disciplined crew that is careful while handling props will help to reduce such incidents. It is useful to take photos of everything in your house before the shoot starts so that you know where they should go after everything is done. Should there be an accident, it is the producer’s responsibility to notify the property owner immediately and settle the issue.  Communication is very important because you want to maintain the relationship. Who knows, they may want to use the same location again in the future.”

How do you market your home? Get to know people in production. The production houses look for locations where it can control traffic and the flow of people, has electricity supply and is close to other locations where it is shooting. Sometimes, Adam says, a production house may bring in its own generators.

Bukan Ayat Al-Quran

Tengok keseluruhan. Memang nampak cantik sekiranya dibuat untuk menghiasi dinding rumah.

Sekali pandang macam ayat dan kalimah  Al-Quran. Sebenarnya ayat dari Bible.

Avoiding The Scam Trap

serenemaklong.blogspot .com

One day Shaiful Hafez, 36, received an SMs inviting him to a business briefing. The salespeople tried to get the attendees to invest in an e-POS kiosk [a machine that enables people to pay their utility bills]. He invested RM19,888 in the machine and was promised a return of more than RM1,000 a month. When he failed to receive the monthly returns and couldn’t contact the salespeople, he lodged a report with the police and the Consumers Association of Penang (CAP).

Scams abound in may guises. There can come in the form of business ventures, business transactions, employment opportunities, exotic instruments, illegal deposit-taking schemes and lucrative prizes.  In tough times, we need to be extra cautious as fraudsters are likely to be on the prowl. Based on anecdotal evidence, victims are from various backgrounds in terms of race, age, educational qualification and economic standing. Some operators of illegal financial scams even recruit fresh graduates as marketing executives to get their family members to invest in their schemes.

Here are some of the types of scams, and how they are carried out.

“I’ll take your money and flee”

Be wary if the investment promises sky-high profits with minimal effort from you, or if you are expected to recruit new people.

HOW THEY DO IT

Illegal deposit-taking scams, offer high or unrealistic rates of return for a small investment, promising victims that the investments are easy and risk-free. Sometimes they deceive the public by offering valuable goods as part fo the promised returns. The victims’ deposits are disguised as loans to the company.

One common scheme is the Ponzi, which comes in many variations. Generally, money from new recruits is passed to older recruits as “returns”. Since no real returns are generated, eventually the funds runs out of money. Some of these scams are perpetrated online.

Then, there are other schemes that promise you a reward, or prize money redemption, if you pay a small amount upfront. In a genuine competition, you need to put in some effort, like submitting entry forms and witing slogans. They won’t ask you for your account number, PIN number or money to claim prizes.

In other scams, fraudsters have sent out SMSes in Shell Malaysia’s and Astro’s names to inform victims they had been selected to win cash prizes. Another example is the notorius Nigerian Advance Fee Scam where fraudsters send out emails claiming that they were working for the Nigerian Central Bank or the Nigerian government and promised a large sum of money in return for your “investment”.

“I’ll  steal your personal information, then empty your bank account”

With the vast amount of monetary information being digitally stored these days, all a person needs to rob you of your hard-earned cash is your personal data.

HOW THEY DO IT

In “Unit Kad Kredit Palsu” fraudsters will call or send you an SMS, asking if you’ve just charged a purchase on your credit card. They will then give a phone number to call. The fraudster then identifies himself as a bank agent and asks you to verify that a credit card transaction has indeed taken place. When you deny having made the transaction, the concerned agent will suggest that you lodge a report with the central bank’s “Unit Kad Kredit Palsu”, or a commercial bank’s “Credit Card Management Department’” giving you a number to call. Under the pretext of assisting you in lodging a complaint, the “Bank Negara officer” will request for information on your banking and credit card accounts. The fraudsters will then perform unauthorized withdrawals from your accounts.

Another scam involves the sending of a text message to victims to congratulate them on winning lucrative prizes, The fraudster will instruct you on how to register and activate an online account [to receive the prize] via an automated teller machine (ATM). Unwittingly, you would have shared confidential information with the fraudster. If they’re really calling from your bank, they chould have your details. If they want to give you money, ask them to send you a cheque or pick it up yourself.

Report suspicious SMS to the relevant authorities, media and the police. If you ring them back to investigate, you are validating your number and details. You may risk giving away more personal info.

Also, beware of phishing scam notices, which are usually sent via email. Using rthe names of major banks such as CIMB, Public Bank and Maybank, the email instructs bank customers, for security purposes, to update their account information or verify account details on a fraudulent link.

“I’ll sell items for far more than what are really worth”

Some scams come in the guise of a sales transaction or lucky draw. As with any other scams, you would have to pay them some money upfront before they release the ultimate prize to you. In “Scratch and Win” contest, fraudsters will approach you and encourage you to scratch some lottery tickets. They will exclaim that you’ve won an amazing prize and take you to their office and inform you that you can win an even more attractive prizes if you pay them a “deposit”. Their “big prize” may turn out to be some lowly  or even counterfeit stuffs.

Things to remember

Beware of online scams such as the recent Swiss Cash Fund that promised global investors returns of up to 300% within 15 months.

Don’t be rushed into anything. If it is a legitimate business proposal, you should be given more time to think it over and to carry out checks on the company. Ask as many questions as possible, or get legal advice, If it’s a business venture, ask “Where are the returns coming from? What is your business doing that gives more return that the banks? What’s your risks here?”  Check the financial and track records of the company and the people behind it.

Make sure that they are licensed. As such it gives you some basis to make you claim should the unthinkable happen.  Get the right advice and information before investing. Call the Aduan line [see box] if your are not sure which regulatory body the investment scheme falls under.

Don’t judge a scheme by its cover
Don’t believe the scam artists just because they display photos of themselves shaking hands with the prime minister at the officiating ceremony, or have impressive offices with many employees. They can make all these up.They are quick to modify their modus operandi once their businesses start recveiving negative publicity. For instance, they’ll start with water-vending machines, then water pumps, perfumes, money-market instruments, cocoa investment, land investment and so on. But these are all cosmetic exercises. The same people are behind the schemes. They engage different people to be on the frontline, and you don’t get to see the masterminds.

According to the Bank Negara spokesperson, illegal operators of a foreign currency scam tend to project a professional and reputable image with smart-looking employees, a high-tech office layout and advanced IT facilities, where investors are enticed to operate their accounts via the Internet. Trading tools such as a news screen give the impression that a professional and legitimate business is being conducted.

Be realistic
It’s your investment and your money. Ensure it’s safe and legal. And that you can stomach and are willing to monitor the risks. If not, put your money in the bank instead.

Weak legal enforcement has llowed scam practices to breed in Malaysia. The authorities are very slow to take action against fraudsters. Scam artists are vey skillful at exploiting legal loopholes. In Malaysia, a company is a legal entity. If something goes wrong, you can go after the company but not the directors. If the company winds down, they are not personally liable for anything the company has done, except for criminal offences.
